Meeting Minutes, March 9th 2020

Board members: Brittiny Clinton, Brant Dever, Chuck Eaglin, Rick Grey, Jessica Jordan, and Kathleen Martin (unable to attend: Amy Wenck). Jerry Barth attended from Kirkpatrick Management and six owners/residents attended.
Jessica opened the meeting and welcomed and thanked those for attending.
Community Input/Questions:
No items at this time.
Board Session:
- Reviewed and approved minutes from February.
- Reviewed and approved minutes from the last regular monthly meeting in November.
- Brittiny presented the treasurer’s report.
Management Report:
- KMC Educational Seminar – next one is coming up in May.
- Reviewed maintenance log.
- Pool repairs: Barton Pool continues to work on the pool improvements.
- Additional bids forthcoming for tuck pointing.
- Reviewing proposal for a balcony board and railing replacement for a unit.
- Additional bids forthcoming for asphalt crack seal/seal coat/re-stripe.
- Clubhouse update: have a couple proposals and awaiting another.
- Clubhouse entry railing: have two proposals and will compare information with a proposal from an owner installing one at their entry.
- Certificate of deposit: ours is coming due and discussed future options. As rates are in flux and potentially could be higher in the future–we are rolling into a 1 year CD.
- Insulation check- setting up schedule to check each building (likely do every other week).
- Balcony board inspection: will be inspecting each to determine any work needed. Once determined it will likely be part of our projects to be done next year.
- Landscaping contract: gathering proposals to review for when our current contract is completed.
- Rental cap: discussed options for moving forward. Have to start the process again with a new meeting and new proxies from those unable to attend. It will be beneficial for our community so we will be determining the date for a new meeting and will give 30 days advance notice.
Executive Session:
- Reviewed delinquencies.
Meeting adjourned and next meeting is Monday April 13th, 2020 at 6:30pm at the clubhouse.
