Meeting Minutes, February 10th 2020

Board members: Brittiny Clinton, Brant Dever, Rick Grey, Jessica Jordan, Kathleen Martin, and Amy Wenck (unable to attend: Chuck Eaglin). Jerry Barth attended from Kirkpatrick Management and nine owners/residents attended.
Jerry opened the meeting and welcomed and thanked those for attending.
Kevin from Rocklane Company spoke with us about roofing in our community. He shared about recent roof repair work that they have done and the condition of the roofs in our community. He summarized some issues/challenges with our roofs and made suggestions for what will be needed in the next couple of years. The board will review and discuss this further.
Community Input/Questions:
- Recent replacement of some boards on a balcony- are there plans for other replacements? Will need to discuss in an upcoming board meeting- likely need to do a review of the condition of the boards on the balconies.
- West Bungalow- question about some work needed in the attic. This will be coming up in the spring.
- Mention of a tenant causing some disturbances in the East court.
- Request to consider adding a railing near the clubhouse front door.
- Request for more notification when water needs to be turned off for repair work.
- Mention of some spray paint on asphalt in the front west carports
Board Session:
- Reviewed and approved minutes from last meeting.
- Reviewed and approved minutes from the last regular monthly meeting in November.
- Amy presented the treasurer’s report.
Management Report:
- KMC Educational Seminar – next one is coming up in May.
- Reviewed maintenance log.
- Reviewed details on upcoming pool work. It’s likely that a having a second drain at the bottom of the pool will be mandated in the future for safety reasons. Jessica made a motion, Amy seconded it, and all approved the proposal from Barton ($3000) to add a second drain during this time we are doing other work on the pool. We reviewed tile options to use around the top edge of the pool. Brittiny made a motion, Kathleen seconded it, and all approved to use the Azure blue colored tile.
- Clubhouse roof- damaged during the windstorm in November. Rocklane inspected and recommends replacement. Reviewed proposal. Brittiny made a motion, Amy seconded, and all approved the clubhouse roof replacement proposal from Rocklane ($9500).
- Additional bids forthcoming for asphalt crack seal/seal coat/re-stripe.
- Insurance: 1/1/20 we changed from American Family to West Bend. We will have a regular deductible with them for hail damage.
- Annual financial review: awaiting a couple bills to arrive and then will complete the 2019 review.
- Water heater: East side of Canterbury Square East. Emergency water heater replacement for $17,634.72. Work completed 1/27/20.
- Plumbers- seeking plumbing company options for Canterbury. Will be reviewing those with strong track records and competitive prices.
Executive Session:
- Reviewed delinquencies.
Meeting adjourned and next meeting is Monday March 9, 2020 at 6:30pm at the clubhouse.
