Meeting called to order at 6:28 pm.
Board introductions were made by Cynthia Reifies.
Community Input
- Boris Nissemboym -Presented an interest in building cleaning and maintenance in common areas and hallways. He has opened a cleaning business and has insurance. Kevan informed him that KMC would check required parameters for his cleaning business to operate at Canterbury and get back to him.
- Allison Chiles-Fence at 8519 Canterbury Square East is falling around the back. Ground is eroding around the fence, leaving gaps between the ground and the fence. Kevan will reach out to Keith Wells for a quote.
Board Session
- September 11th, 2023, Minutes: Read by David Swann. Susie Waltz moved to accept the Minutes. Bob Kincaid and Scott Greenwalt seconded.
- September Treasury Report: Read by Bob Kincaid. Motioned to be approved by David Swann. Seconded by Scott Greenwalt. (Treasury report attached below.)
Management Report
- Maintenance log – Attached
- Nancie Bair asked (through Susie Waltz) about replacement keys for storage units.
- 8515 Canterbury West Roof leak that was repaired by Kevin Kortzendorf, who replaced the boot on the roof.
- 9/23 8513 Canterbury Square South Ceiling caving in, possibly from recirculating line leak. Sexson Mechanical was called to repair.
- Furniture in storage area of 8520 Canterbury Square East-Kevan wrote a work order to place pool furniture to that storage area

- 1139 A Canterbury Court -a was sent a letter to remove the tree encroaching on the building.

A. Northside Window and Gutter Cleaning bid
- Attached-quote $2,845.00-Tabled until board can determine if Rocklane has cleared gutters after Roofing
B. 8534 Sq Trip Hazard – Alternatives options to Blake’s Best
- Reached out to Ace Handyman Services, do not have Mason on staff
- Mike Johnson at MJ Concrete Solutions – Specializes in repairs, should have a quote by next meeting
C. RSI – Reserve Study – Erik Roberston
- Are we satisfied with the latest version. Changes were made that were requested. Board was satisfied with finding
D. Keith Wells – Railing warranties -Warranties should be kept for the railing and shingles
- Sexson Mechanical -Quote for Expansion tank and recirculation pump installation -Attached –$15,699.73 Added to reserve budget for a later vote.
E. Pool Pump Rebuild
- Reached out to Pyle’s Pools for a quote to compare to KMC Groups proposal
- Bob Kincaid motioned to approve KMC’s Quote, Cynthia Reifeis Seconded, the present members of the board approved unanimously.
F. Cleaning Common Areas
- We Care Cleaning – Quotes Attached,
- Meeting with a cleaning vendor 10/9/23
- Boris Nissemboym – Resident – Interested in cleaning

- Susie brought up a suggestion made by Susan Brant to close some laundry rooms.
G. Landscape Contracts – Attached
- Encore Landscaping – $41,430
- Greenscapes – $69,978.75
- Landscape Solutions – $38,896.00
- Susie brought up the problem of the Sweet gum pods on the south side of the Community, with a possible violation letter going to owner of the unit Southeast of the clubhouse with a sweet gum tree their patio.
- Kevan will get a new contract from Encore with changes for next meeting.
New Business
A. Sexson Mechanical – Update on 1123 Canterbury Sq S main water line repair
B. Rocklane – Roofing Invoice for the first 5 buildings completed and paid, – Attached
C. Radon found during a home inspection at 1159 Canterbury south, which is the owner’s responsibility to alleviate. Will need an ACC to deal with
