Meeting called to order at 6:30 pm.
Community Input
- Susan brought up parking spaces in front of 1121 Canterbury court being used for guest parking twice a week
- Susan thanked Susie for the Community Newsletter. Also thank Bob and Nancie for saving the community money on Landscaping.
Board Session
- July 10th, 2023, Minutes: Read by David Swann. Nancie Bair moved to accept the Minutes. Susan Brandt and Bob Kincaid seconded.
- A Presentation on Crime Watch was given by Gerado Becerra
- July Treasury Report: Read by Bob Kincaid. Motioned to be approved by David Swann. Seconded by Nancie Bair.

- 8520 Canterbury Square East – Tree sitting at a 45-degree angle
Old Business
A. Vote on Northside Window and Gutter Cleaning bid – Tabled for Budget meeting. Gutter decision delayed, Rocklane may clean them as roofs are repaired. Lamppost bidding, Bob recommended that the lamppost cleaning be put in the budget for the next year. Tabled the Painting of the Lampposts.

- 1114 Canterbury Sq N – Keith will replace the window seal plate.
- 1142 Canterbury Ct B – F window needs replaced– owner's responsibility
- 8509 Canterbury Sq E – R window needs replaced- owner’s responsibility
C. Legacy Painting – Bid for lamp post painting
D. Carport column repair bid – awaiting bid from welder- Tabled for Next Year, Kevan will reach out to restoration man to repair this.
E. Blake’s Best – Concrete Trip Hazards bid
- 8534 Canterbury Sq W – Step – High risk. Kevan will get more bids for the board with repair similar to one Scott described.
F. RSI – Reserve Study – Erik Roberston
- Erik discussed Rick Greys recommendations with him last week.
- Erik is revising the reserve study.

New Business
A. Rocklane – Roofing Project
- Estimated Start date: August 31st
- Start letter, map and door note that will be put out regarding patio areas – Attached in the KMC Management Report. Nancie asked about owners including insulation of the attics in the building. Kevan will reach out to Kevin Kortzendorf about the information.
- Vote on signing Standard Vent and Hose kits 1. $65 X 2 (vents / unit) X 119 (units) = $15,470.00 2. Waiver needed if vent contract not signed. (total $901,415.62) Motion to Sign a contract with Rocklane to Locate bath fan boxes in attic, install 3” to 4” coupler if needed, attach new bath vent hose, install Broan 636 bath vent and coupler during installation of new roof, attach hose to broan vent, clean up haul & dispose of all debris by Susan Brandt, Seconded by Nancie Bair. Board unanimously approves.
B. Landscape contracts
- Landscape Solutions – 3year contract. Nancie mentioned that mulch was not necessary, mainly weeds are the main focus. Susie brought up that landscape solutions doing work in March, then having a stretch to September to do more work was too long a time between major trimmings.
- Greenscapes – 1 year contract
- Encore Landscaping – Kevan will have quote at the September Board meeting. Board will discuss further in September. Board members will compile things to customize requests for these companies to focus on and put together questions for Landscape companies. Contract should be signed during the October Meeting.
