Canterbury Board Meeting Minutes for August 2022

6:30pm, August 8, 2022, in person in the Clubhouse

Attendees

  • Board members present: Susan Brandt, Nikki Duckworth, Bob Kincaid, Vanessa Miller and KMC Property Manager Kevan Carriger
  • Owners present: Connie Drury, Shirley Mueller, Marsha Coole, Madison Haverly, Lucia Wellington

Meeting called to order at 6:31 pm.

Community Input

  • Canterbury East, west side courtyard lights are out Kevan will call to have electrician come out
    • 8504/8520 – have been off for a year, archway 8512/8508
    • Kevin will have electrician come out to fix
  • 1139A overgrown patio vine is climbing walls, also tree limbs are starting to hit the carport
    • Virginia creeper is the vine, we are asking the gutter company to remove but also needs to be killed from the ground by the owner
  • 1116 C tree trimming not completed
  • 1116 A broken tree limb out front has not been trimmed and going to fall
  • Overgrown patios, can we send letter to owners asking participation in group tree trimming/disposal
  • Pool season restroom is to be cleaned weekly
  • Resident watering outside his unit – can we isolate where the main water usage is coming from using the water meter?

Board Session

  • Via email, the board approved $952 to have the gutter directly east of the clubhouse repaired.

  • Treasurer’s report read by Bob Kincaid, approved by Nikki Duckworth, second by Vanessa Miller
Maintenance Log and Violations
  • Potholes work order still open
    • Received bids from Howard and Asphalt solutions
    • Kevan will reach out about just filling potholes
  • Recirculating line/Flu pipe Replacement: have met with Sexson and McNeely on quotes

  • Pool will close on Monday, Sept 12th
  • Meeting with Jetz Service on laundry rooms, we have been paying on units we are not using
    • Will be discussing equipment, possible more income for the community due to scale down of equipment
  • Cleaning quotes:
    • Still waiting on 3rd quote
    • Confirmed bid pricing/specifications with We Care Cleaning
