Canterbury Board Meeting Minutes for July 2022

6:30pm, July 11, 2022, in person in the Clubhouse

Attendees

  • Board members present: Susan Brandt, Nikki Duckworth, Bob Kincaid, Nancie Bair, Vanessa Miller, Barbara Krallman, and KMC Property Manager Kevan Carriger.
  • Owners present: Shirley Mueller, Scott Greenwalt, Sandra Rady, Bobbie Anderson, Connie Drury, Aimee Greenwalt, Sandra Gueen, Alex & Nanna Mezheritsey.

Meeting called to order at 6:30pm.


Community Input

  • 1146-east of-in archway is trash red car and a volvo with expired plates, Kevan will tag both vehicles and tow if needed
  • Pot holes need to be filled, entrance to complex and west court, Kevan will have this redone, using cold patch
  • Kevan mentioned that our maintenance tech works Tuesday and Thursday, 4 hrs each
  • There was conversation of a resident whose water valves weren’t working properly, upon calling Canterbury emergency they were directed to call McNeely
  • Resident stated recently patio furniture was found in pool. Asked if we could look into having cameras.

Board Session

  • Minutes read by Nancie Bair, approved by Nikki Duckworth and second by Bard Krallman
  • President Susan Brandt advised that a contract to clean gutters has been approved by the board. They will be clean on August 10, 2022.
  • Treasures report read by Bob Kincaid, approved by Nancie Bair, second by Nikki Duckworth.
Maintenance Log and Violations
  • We will be getting a quote to replace water lines from copper to pecks (plastic tubing) from Sexton when roof is replaced.
  • Still open is a gutter repair and carpet repair.
  • Question was asked about the numerous replacement of light bulbs.
  • Kevan Carriger stated that upon looking at the worst gutters, gutters at 7 buildings are worst, cost of $17K by Fields.

  • President Susan Brandt asked Kevan Carriger to send the by-laws to two units that have new renters.
  • President Susan Brandt spoke to residents in attendance of the need to check homeowners insurance, an HO-6 policy. And that the board will be trying to clarify what the HOA responsibility and what is the homeowner is responsible when a unit is damaged from water leaks, etc..
  • Kevan Carriger has received two quotes for cleaning the 4plex and clubhouse. He will get clarification on one of the quotes before a decision is made.

Next meeting will be held at the clubhouse on Monday, August 8, 2022 at 6:30pm.
