Meeting called to order at 6:30pm.
Community Input
- Bobbie Anderson, 1150 Ct, leak in 4 plex lobby, vendors sent out but could not access Units A & B, Kevan checked leak out before the meeting, Kevan will communicate with Bobbie about getting access to look for source of leak. Bobbie also asked to have the unstable outside handrail removed.
- Susie Waltz (via niece Kim Jors) when getting a dumpster. Susan answered we are not because Ray’s picks up most items and that original purpose of dumpster was for spring patio clean up. That trash can be left curbside for Monday pick up.
Board Session
- Susan Brandt read the minutes from 5/9/2022 meeting. Nikki Duckworth moved to approve as read, second by Barb Krallman.
- Bob Kincaid read the Treasurer’s report. Kim Jors moved to approve, second by Nikki Duckworth.
- The meeting was opened for owner/board discussion of the community’s financial status.
- High invoices for snow removal and plumbing repair and restoration time mentioned by Kevan.
- Suggestion that next snow season there needs to be more supervision. An owner advised Ken-Kut was cheaper. (previous vendor)
- Board members doing twice daily testing of ph levels in pool saving $3000.
- Asked if there will be a special assessment. There are no plans for one.
- Board advised we are trying to avoid using McNeeley plumbing because they are inefficient. We are using Sexson as much as possible.
- Board will send out Covenant and By-law specifics from Stephen Donham (attorney) in July regarding owner vs CHOA responsibility for repairs. Requested by owner to email and send paper copies to all owners.
- Discussion of feasibility of having water softeners to ease build-up in pipes. Kevan responded not able to do that, too many plumbing issues to install.
- Owner wanted repair vendors to be accountable, get OK and estimate before start work. Kevan said not possible, vendors turn in hours, billing done after the fact, too awkward.

- Susan Brandt asked if rules were posted for the pool.
- Testing for the pool was also discussed.
- Barb Krallman discussed the donation by her company of a refrigerator for the clubhouse.
- Laundry room at 1129 is full of pantry items.
- Dog Policy, suggested calling the Mayors Hot Line and Animal Control.
- Discussion of the cost of gutters. Hold off on gutters. Clean them for now. Kevan advised he would get a price for the most damaged gutters.
