Canterbury Board Meeting Minutes for May 2022

6:30pm, May 9, 2022, in person in the Clubhouse

Attendees

  • Board members present: Susan Brandt, Bob Kincaid, Barb Krallman, Kim Jors, Vanessa Miller, Kimberly Riddle and Nancie Bair.
  • Owners present: Harald Ribeiro, Bobby Anderson, Susie Waltz, Shirley Mueller, and Scott and Amy Greenwalt
  • KMC Property Managers present: Kevan Carriger

Meeting called to order by President Susan Brand at 6:33.


Community Input

  • Haroldo Ribeiro discussed his roof that was still leaking.
  • Scott Greenwalt mentioned another leak at 1101 A Canterbury Ct. Mr. Greenwalt then discussed trees that he had cut down within his patio area, asking to share the cost incurred. Mr. Greenwalt stated he would be willing to use any incurred cost Canterbury is willing to share be used for landscaping our complex. Susan Brandt advised this will be taken under advisement.
  • Mr. Greenwalt also brought up that some of the sidewalks are not level. Shirley Mueller asked if sidewalk damage was in the reserve study. Susan Brandt stated that it was not. Kevan Carriger asked that this be tabled.

Board Session

  • April 2022 minutes were read by Nancie Bair, approved by Barb Krallman and second by Bob Kincaid.
  • Treasure’s report was read by Bob Kincaid. Approved by Nancie Bair and second by Susan Brandt. Bob passed out information showing figures of how much we are over budget.
  • Discussion followed of how we can save funds involved volunteering by residents.
  • Haroldo Ribeiro stated that we need someone to supervise the workers/venders making sure require work is completed.
  • Susie Waltz questioned if we could look at paying our own water/sewer bills. It was remarked that this would be to costly to change plumbing.
  • Kevan Carriger stated that Kirkpatrick will be cutting on site hours of the KMC maintenance personal which should save some cost.

  • Kevan Carriger stated he would be following up on mold found at 1120 Canterbury to make sure leak is fixed. Kevan will follow up with Rocklane
  • Scott Greenwalt stated that it might be good to let residents know where the turn off for the water is located.
  • Susan Brandt tabled a vote on mold abatement.
  • Pool opening was discussed. Kevan stated pool sample needs to be taken before pool opens. Susan Brandt stated our maintenance for the pool this year will be $9800. Shirley Mueller stated that she is on the board of another condo complex and they have residents that check the ph level of their pool water, which has saved the community $3,000. Kim Jors stated she wold be willing to check the ph of the pool water.
  • Kevan went over the gutter quote. To have all gutters repaired will cost $20,000. Kevan suggested he check for the worst gutters.
  • Gutter cleaning, Kevan will get quotes.
  • It was discussed that tree branches in the complex are damaging some of the gutters. Amy Greewalt offered to go around and cut branch limbs that are causing issues with the gutters. Shirley Mueller discussed have a liability waiver signed when cutting tree limbs on someone’s patio. Amy Greewalt volunteered to be chairman of the landscaping.
  • Pool rules; Susan Brandt made copies for the board to look at.
  • Auditors report; Kevan stated he needs signatures from the President and Treasurer.
