Meeting called to order by Susan Brandt, President, at 6:32pm
Community Input
- Board asked to have front door on Canterbury Square East painted correct color, black or green. Currently is is not uniform with the rest of the community.
- Another concern is late night noise in the laundry room area on the NE side of Canterbury Court. A sign will be put up and a reminder of the Homeowner’s Rules will be sent to the community.
- An owner requested water damage in his condo be repaired. Kevan will contact a vendor to assess to damage.
Board Session
- The minutes from the March 2022 meeting were read and approved.
- Bob Kincaid read the Treasurer’s Report. It was approved. Bob stated that we are over budget for the year and a discussion followed.
Management Report
- William and Kevan discussed open work orders and violations.
Old Business
- There was none.
New Business
- Clubhouse bathrooms update: bids to complete the renovations were reviewed from Faulkner and from Michaelis.
- The board voted unanimously to give the work to Faulkner. Kevan will monitor their work so that it follows our Scope of Work as well their bid.
- An owner requested the CHOA make their patio fence made safe for their dog. This request was denied because any pet’s safety is the owner’s responsibility.
- Sexson’s assessment of the condition of the hot water recirculating lines was discussed. The possibility that the city often adjusts water pressure which can have a negative effect on our aging pipes was brought up too.
- Protocol for informing an owner of a by-laws or rules violation is:
- KMC property manager writes a letter stating the violation and asking it to be remedied.
- If the owner takes no action within a reasonable amount of time the KMC property manager sends a second letter.
- If still no action is taken by the owner the property manager contacts our attorney who sends the owner a grievance letter with a date by which the violation be remedied.
- The most critical balconies have been repaired. The others on Keith Wells’ proposal will be refurbished as our budget allows.
- The pot holes will be repaired again, tamped down, and roped off so the repair has a chance to properly set.
- The next meeting of the CHOA board will be Monday, May 9, 2022, at 6:30pm at the Clubhouse.

- Roof claim information updated.
- How to proceed with HHD discussed.
- Parking along Canterbury Square West discussed.
- The meeting was adjourned at 8:45pm.
