Canterbury March 2022 Meeting Minutes

6:30pm March 14th, 2022 at the clubhouse

Attendees

Board members: Susan Brandt, Nicole Duckworth, Bob Kincaid, Barb Krallman, Kim Riddle and Vanessa Miller

William Aelick From Kirkpatrick Management, Kevan Carriger from Kirkpatrick Management, and two owners/residents participated.


Board Session

  • February minutes read and approved.
  • Treasurers report approved
  • Bob Kincaid presented treasurers report, reviewed, and discussed the financial report.
  • Kevan with Kirkpatrick Management will reach out to Sexson on long term/recommendations for preventative maintenance recirculating pumps etc.
  • Update below freezing signage: that only end units, those with sinks by windows only drip faucets/leave cabinets open
  • Approved Faulkner payment $5,125.46 and will bill Tammi Martin for items #8 – #16 on the invoice.
Management Report
  • Nothing new to report
  • Open workorder – smoke detector in 4 plex
  • Potholes are still an issue – get estimate to repair versus patch
  • Violation letters have been sent
  • Roofing Update:
    • Waiting on answer from Rocklane on insurance claim
    • William will look into background how this started and why. Why is Rocklane is representing us with the insurance
    • Need scope of work from Rocklane
  • Continue to pursue insurance claim, use scope of work to get another bid
Clubhouse Bathroom Renovations
  • Not complete
  • We are terminating our work with the current contractor
    • Letter has not gone out to previous contractor yet with revisions
  • 11 items are missing from women’s restroom from renovation
  • We need to make a list of work that needs to be completed, then find new contractor to finish the job
  • Board Members: walk through bathrooms before next Monday to review invoice/create list of open items and send to Susan
    • 2 Items given at meeting: dip in floors by register and register cover in women’s bathroom
Snow Removal invoice
  • In contract through April 2023
  • Next snowfall Landscape Solutions needs to get permission prior to removing and are supervised during work
  • Approved Landscape Solutions payment $23,353.00.
Balconies
  • William has looked at these with Keith and these decks are in bad shape and is something we should think about fixing?
  • Will ask Keith his plan to complete work
  • Stain the decks that were repaired 2021
