Canterbury February 2022 Meeting Minutes

6:30pm February 14th, 2021 (by conference call/online during the pandemic)

Board members: Susan Brandt, Brant Dever, Nicole Duckworth, Bob Kincaid, Barb Krallman, and Kim Riddle.

William Aelick from Kirkpatrick Management and three owners/residents participated.

William and Susan opened our meeting for November and welcomed and thanked those for participating.


Community Input

  • Concerns shared about recent water leaks.
  • Appreciation for the community email sent that mentioned having trash pick up on President’s Day.
  • An exterior door in the court that is out of compliance (just has primer and needs painted) was shared with William along with a couple maintenance, landscaping, and other items to check on.

Board Session

  • January’s annual meeting minutes will be read and approved at the next annual meeting.
  • Bob presented the treasurer’s report. We reviewed and discussed the financial report.
Roofing Update from Rocklane
  • Kevin and Justin from Rocklane Roofing gave an update on our roofs and our insurance claim
  • Information has been shared and reviewed with the appraiser and mediator and now we await further action.
  • They reviewed some challenges we are having: lack of needed ventilation and insulation in some attics leading to ice dams forming, issues with flue pipes, and we have had some leaks occur in water pipes in some attics.
  • Could be easier to work on pipes and insulation at the same time we do roof work.
  • Will keep us updated as things proceed with the insurance claim and they are available to answer questions we may have.
Management Report
  • Reviewed maintenance log.
  • Several violations by a unit in the court. Violation letters have been sent.
New Business
  • New communication: an email newsletter with updates will be going out monthly.
  • Project to review and update several of our documents: homeowner’s handbook, information sheets, clubhouse rental agreement/rules, architectural guidelines. Kim, Barb, and Nicole will be working on this.
  • Board vacancy: will follow appointment process to replace board member who resigned.
  • Roofing: will review information and plan on meeting again to discuss further.
  • Had a sewage line backup due to tree roots. Need to remove tree in that area to prevent further problems.
  • Handicap parking sign requested by owner on west drive. Reviewed and will look further into this.
  • Balconies: discussed proceeding to work on several more this year and will review further.
Executive Session
  • Reviewed delinquencies and violations.
  • Approved to pay invoice for $5125.46 from Faulkner Restoration for work on unit in the court. Will proceed with process of recovering costs from the owner due to their negligence.

Meeting Adjourned

Next meeting will be the March monthly meeting on Monday 3/14/22 at 6:30pm. Will discuss and communicate if it will be online or in the clubhouse.
