Canterbury November 2021 Meeting Minutes

6:30pm November 8th, 2021 (by conference call/online during the pandemic)

Board members: Susan Brandt, Brant Dever, Nicole Duckworth, Bob Kincaid, and Barb Krallman. (Unable to attend: Brittiny Clinton and Kim Riddle.)

William Aelick from Kirkpatrick Management and five owners/residents participated.

William and Susan opened our meeting for November and welcomed and thanked those for participating.


Community Input

  • Monthly minutes: now posted to the Canterbury section of Kirkpatrick Management’s website, to the Canterbury Condos website (www.canterburycondos.com) and posted on the bulletin board at the entrance to the clubhouse. (Also, if you would like to have them emailed to you each month please send your email address to the secretary: canterburybrant@yahoo.com)
  • Rental of the clubhouse by owners: discussed impacts of the continuing renovation of the clubhouse bathrooms. Will likely need to postpone rentals while this is underway.
  • A couple maintenance, landscaping, and items to check on were shared with William.

Board Session

  • Reviewed and approved minutes from the last meeting in October.
  • Bob presented the treasurer’s report. We reviewed and discussed the financial report.
Management Report
  • Reviewed maintenance log.
  • No violations to report
New Business
  • Roofing: Request for appraisal sent to West Bend (our insurance provider). Appraisers have been assigned. The process could take some time and William will continue checking on the status and keep us updated. Some activity related to this is expected to be coming up.
  • Snow removal: Landscape Solutions: reviewed when they will come out (generally when we have an occurrence of 2 inches or more of snow). William will keep in contact with them when we have upcoming storms..
  • Landscape Solutions – Fall Tree Trim/Fall Clean Up: reviewed and approved the three work orders (totaling $4355.00) that include removing two trees in poor condition.
  • 2022 budget: reviewing proposed budget and will forward questions and discuss further.
  • Upcoming annual meeting in January: discussed options and how it may need to be online again based on projections/predictions of a winter surge in virus cases.
Executive Session
  • Reviewed delinquencies.
  • Reviewed/discussed HER Restoration clubhouse bathroom renovation and next steps in the process.

Meeting Adjourned

Next meeting will be a meeting to discuss the proposed 2022 budget and is scheduled for Monday 12/6/21.
