Board members: Susan Brandt, Brittiny Clinton, Brant Dever, Bob Kincaid, Barb Krallman, and Kim Riddle (Unable to attend: Nicole Duckworth).
William Aelick from Kirkpatrick Management and six owners/residents participated.
William and Susan opened our meeting for October and welcomed and thanked those for participating.
Community Input
- Monthly minutes for September: have not see them online yet. We are transitioning to having them posted to the Canterbury section of Kirkpatrick Management’s website. (Also, if you would like to have them emailed to you each month please send your email address to the secretary: canterburybrant@yahoo.com)
- Suggestion to look into having a hybrid monthly meeting: in person and also online. There may be some technology challenges and will look into this.
- A couple maintenance, landscaping, and items to check on were shared with William.
Board Session
- Reviewed and approved minutes from the last meeting in September.
- Bob presented the treasurer’s report and it was accepted. We reviewed and discussed the financial report.
Management Report
- Reviewed maintenance log.
- No violations to report
New Business
- Gutter cleaning: done later in the season once the leaves are all down. William is checking on this.
- Roofing: Request for appraisal sent to West Bend (our insurance provider). Appraisers have been assigned. The process could take some time and William will continue checking on the status and keep us updated. Some activity related to this is expected to be coming up.
- Purdy LLC: they are wrapping up the tuck-pointing project.
- 4-Plex entry lobby review with Certa Pro: reviewed the quote from them for work in the 4-Plex entry lobbies. William has used them before in other communities and had good results. Will review our budget and consider breaking the work up over several years.
- Landscaping report: discussed report from the landscaping committee. They walked around the community and made note of dead plants needing removed and areas needing trimmed/cleaned up. We had been considering refreshing/renewing five areas of the community (like in past years) yet will focus instead on removing dead plants and trimming/cleaning up several areas.
Executive Session
- Reviewed delinquencies.
- Reviewed/discussed HER Restoration clubhouse bathroom renovation and next steps in the process.
