William Aelick from Kirkpatrick Management and two owners/residents participated.
William and Nicole opened our meeting for September and welcomed and thanked those for participating.
Community Input
- An owner said that maintenance has seemed more reactive lately and she has needed to call in and report items. Some items mentioned were related to landscaping and will be passed along to our landscaping company. William mentioned we are looking into having a specific person dedicated to working on maintenance items in Canterbury which should help with this.
Board Session
- Reviewed and approved minutes from the last meeting in August.
- Bob will present the treasurer’s report at our next meeting. We reviewed the financial report.
Management Report
- Reviewed maintenance log.
- No violations to report
New Business
- Gutter cleaning: usually done later in the fall once the leaves are all down. William will check on this.
- Roofing: Request for appraisal sent to West Bend (our insurance provider). Appraisers have been assigned. The process could take some time and William will continue checking on the status and keep us updated.
- Wells Wood Working – balconies: balcony work is soon to be completed for this year. We’ll then review balconies and make a list for work to be done next year. Those that needed wood replaced will later need to be stained and we can get a quote from them to do this.
- Purdy LLC: additional tuck-pointing work we approved is underway. We also approved for them to replace some steps by a unit on the south square.
- West gate: will remain open during the road work taking place by us. Once work is complete in our area we’ll let William know to close the gate again.
- 4-Plex entry lobby review with Certa Pro: reviewed the quote from them for work in the 4-Plex entry lobbies. William has used them before in other communities and had good results. Will review our budget and consider breaking the work up over several years.
- Pool contract with KMC Group: reviewed and approved three year contract for 2022 through 2024.
- Board of Directors positions: we have filled vacancies and we discussed and approved board positions: President Susan Brandt, Vice-President Nicole Duckworth, Treasurer Bob Kincaid, Secretary Brant Dever, and Members-at-Large: Brittiny Clinton, Barb Krallman, and Kim Riddle.
Executive Session
- Reviewed delinquencies.
- Reviewed/discussed HER Restoration clubhouse bathroom renovation. We are proceeding with the attorney’s proposal and next steps that we approved.
