Board members: Susan Brandt, Brant Dever, Nicole Duckworth, Rick Grey, and Robert Kincaid (unable to attend: Brittiny Clinton).
William Aelick from Kirkpatrick Management and five owners/residents participated.
William and Nicole opened our meeting for August and welcomed and thanked those for participating.
With work and other commitments taking a greater amount of her time, Jessica has resigned from the board. While a new President will be selected from the remaining board members, the board is considering filling the vacancy on the Board of Directors for the remainder of Jessica’s term (which ends at the January 2022 meeting). Interested parties should contact William before the end of August with their name, address, and a brief statement about their desire to serve out the remainder of the vacated term.
Community Input
- Discussed vacancy on the Board of Directors.
- Suggestion to replace the west gate or cut some of the long chain (used to lock it closed) to improve how it looks.
- Tree inside a homeowner’s patio – who is responsible for it? The homeowner.
- A homeowner (who previously had a painting company) offered to paint the doors and shutters on the clubhouse black and to do it at no cost to the community for their labor. This offer was appreciated yet this project has not been planned for this year. Also, the board has received feedback from homeowners wanting bids/proposals from contractors to be gathered/reviewed/discussed in advance and to not have work completed by volunteers.
Board Session
- Reviewed and approved minutes from the last meeting in July.
- Robert presented the treasurer’s report and it was accepted. We reviewed, discussed and William answered some questions we had regarding the financial report.
Management Report
- Reviewed maintenance log.
- No violations to report
New Business
- Roofing: Request for appraisal sent to West Bend (our insurance provider). Appraisers have been assigned. The process could take some time and William will continue checking on the status and keep us updated.
- Wells Wood Working – balconies: balcony work to begin in August. After this year’s work is completed will review balconies and make a list for work to be done next year.
- Clubhouse bathroom renovation: during the pandemic HER Restoration has had some challenges getting some materials and labor. Expect to complete the renovation within the next two months. William will keep us updated.
- Purdy LLC: preparation underway for masonry work. They will work in one area and then we will review their work and consider how we would like to proceed.
- 4-Plex entry lobby review with Certa Pro: getting a quote from them for assorted work projects needed in the 4-Plex entry lobbies. Could be a possible interior work project during the winter next year.
