Canterbury May 2021 Meeting Minutes

6:30pm  May 10th, 2021 (by Zoom/conference call during the pandemic)

Board members: Susan Brandt, Brittiny Clinton, Brant Dever, Nicole Duckworth,
Rick Grey,  Jessica Jordan , and Robert Kincaid

William Aelick from Kirkpatrick Management and three owners/residents participated.

Jessica opened the meeting and welcomed and thanked those for participating.


Notes from follow-up after the April meeting

Tuck Pointing
  • Received and reviewed additional information on tuckpointing proposal. Approved by email for $10,000 in tuck pointing work with Purdy, LLC.

May Community Input

  • Clarification requested on items that are the homeowner’s responsibility to repair and items that are the responsibility of the association.
  • Discussion and some clarification was shared on a homeowner’s recent repair.

Board Session

  • Reviewed and approved minutes from the last meeting in April.
  • Robert presented the treasurer’s report. We discussed and William answered some questions we had regarding the financial report.
Management Report

Reviewed maintenance log.

New Business
  • Roofing: Request for appraisal sent to West Bend (our insurance provider). Appraisers have been assigned. The process could take some time and William will check on the status and keep us updated.
  • Wells Wood Working – balconies: Reviewed information. Susan made a motion to have them proceed with the next 6 balconies most in need of work. Rick seconded and all approved.
  • 8516 – Rocklane Roofing: Reviewed information. Susan made a motion to have Rocklane repair water leak for $950.00. Robert seconded and all approved.
  • TNT Carpet Cleaning: William has used them at other properties and has had good reports on their work. Susan made a motion to have them clean the carpets in our 18 four-plex entryways for $1800.00. Robert seconded and all approved.
  • OCHS: Reviewed their concrete repair proposal. Based on some prior work they did for us we will seek other proposals.
  • Clubhouse bathroom renovation: Obtaining more information regarding proposal from HER Restoration.
  • Purdy report: Reviewed their masonry work proposal and will gather some additional information from them.
Executive Session

Reviewed delinquencies.
