Canterbury April 2021 Meeting Minutes

6:30pm  April 12th, 2021 (by Zoom/conference call during the pandemic)

Board members: Susan Brandt, Brittiny Clinton, Brant Dever, Nicole Duckworth, Rick Grey, Jessica Jordan , and Robert Kincaid.

William Aelick from Kirkpatrick Management and five owners/residents participated.


Notes from follow-up after the March meeting

Landscaping
  • The Board in 2021 is continuing the plan of annually improving five landscaped areas in the community.
  • The Board is getting feedback on the plan from our current landscaper- Landscape Solutions.
  • Renderings will be posted to the clubhouse bulletin board and canterburycondos.com website.
  • Landscape Solutions will acquire and install the plants for the selected design(s).
  • In cases where existing plants are slated to be removed, they will be marked in advance.
Live Meetings

The board agreed that we would continue with a Zoom/conference call meeting for April and revisit the decision for May and subsequent months as needed.

Canterbury Dog Policy

The policy has been posted to the website as a News blog post, as well as being linked from the Pets section of the Policies page. It has also been posted at the clubhouse bulletin board.


Jessica opened the meeting and welcomed and thanked those for participating.

Community Input

  • Jessica shared two items she received questions about:
    • Pool: being prepared to open this summer and older pool furniture is out. We also have some new pool furniture that will be brought out to the deck area of the pool (William will check on this).
    • Mulch: more will soon be added to some areas.
  • An owner asked if it is possible to purchase an adjacent unit and combine them into one unit. William will check with our attorney regarding this.

Board Session

  • Reviewed and approved minutes from the last meeting in March.
  • Robert presented the treasurer’s report. We discussed and William answered some questions we had regarding the financial report.
Management Report

Reviewed maintenance log.

New Business
  • Roofing: request for appraisal sent to West Bend (our insurance provider). Appraisers have been assigned. The process could take some time and William will check on the status and keep us updated.
  • Insulation check: Kevan has a spreadsheet with the goal of inspecting 30 areas each month. Tabled/on hold now due to the pandemic–possibly restart this in the summer.
  • Landscaping: now working with Landscape Solutions and William asked us to forward any landscaping questions/comments to him. Jessica is soon going to walk around the community with James from Landscape Solutions.
  • Green space expansion: Exploring and gathering more information about filling in the parking areas on our west side by the shopping center. It would be similar to how our parking area by the dialysis center (old CVS) was filled in.
  • Community benches: Gathering additional information on community benches. Some owners would like to purchase and place benches in memory of former residents here in Canterbury.
  • Center island lighting: William is getting an additional quote for additional lighting in the center islands.
  • Clubhouse bathroom renovation: Gathered several quotes last year and now obtaining more information regarding the one from HER Restoration.
  • Non-active water spigots: These have to be turned on from inside the nearby unit. William will send a letter out to remind the owners to turn them back on for the season.
